Pool fencing in Burleigh Heads.

Burleigh is two pool-fencing markets in one suburb. Burleigh Hill modernist new builds: full frameless glass, view-preserving, architect-coordinated. Beachside Burleigh: retrofit Form 23 compliance work on aged 1990s aluminium tube + established landscape that triggers the 900mm climbable-zone rule.

The Burleigh Heads pool fencing story.

Hill = freeform pool + frameless glass + headland view.

Burleigh Hill rebuilds (2010s onwards) almost universally specify frameless glass to maintain the headland or Tallebudgera Creek view. Architects coordinate the fence position with the pool shape and surrounding deck so the entire installation flows visually. Premium spec across the board — 316 stainless, full-toughened glass, integrated paving rebates.

Beachside Burleigh = the 900mm climbable problem.

The original Burleigh beachside grid has small 450-650m² blocks with established gardens that pre-date the current QDC MP 3.4 standard. The fence is often technically compliant in isolation, but garden beds, A/C condensers, retaining-wall stone, paver steps and even barbecue platforms within 900mm of the fence trigger compliance failure at Form 23. Our solution: relocate the fence further from the pool (changes the layout) or remove/move the climbable object (cheaper). Often the difference between “easy Form 23 sign-off” and “listing delayed by 6 weeks for compliance work” is spotting these issues at pre-listing audit stage.

West Burleigh creek-side residential.

West Burleigh sits along Tallebudgera Creek — large blocks with creek-facing pool zones. Fencing here is usually frameless or semi-frameless glass to preserve the creek view. Salt is less of an issue than direct beachfront (creek tidal-water is brackish), but 316 stainless still recommended for hardware longevity.
