Paradise Waters · canal-side behind Surfers

Pool fencing in Paradise Waters.

Paradise Waters sits canal-side behind the Surfers Paradise tower belt. Mostly 1980s–90s housing stock with original aluminium tube fencing that’s now non-compliant under current QDC MP 3.4. Most of our Paradise Waters work is retrofit Form 23 compliance — either replacement glass installs or aluminium replacement.

The Paradise Waters pool fencing story.

The 1980s-90s aluminium-tube cohort.

About 75% of Paradise Waters residential blocks have a pool, and about 60% of those still have original 1980s-90s aluminium tube fencing. Compliance issues in this cohort:

  • Top rail spacing under 1200mm (current standard requires 1200mm vertical from outside ground)
  • Latch height under 1500mm (current standard requires 1500mm minimum)
  • Gate self-closing spring failed (most 1990s springs have lost tension)
  • Vertical picket spacing wider than 100mm
  • Powder coat failed in salt air (visible aluminium oxide chalking, fading)

Most of these fences cannot be remediated cheaply — the structural design pre-dates current standards. Replacement is the answer.

Tight-block design constraints.

Paradise Waters blocks are 350–500m² with narrow side setbacks (1.5–2m). The pool typically sits in the rear yard with the fence close to the side fence on at least one side. The 900mm climbable zone rule is particularly tight here — we often need to move the pool fence further from the pool than original to create the climbable-zone buffer, which can require changing the surrounding paving.

Pre-sale workflow for Paradise Waters owners.

The 2026 Gold Coast residential market is active and Paradise Waters sells fast. Our pre-sale pool fence pathway: (1) Pre-listing audit ($180–$280) identifies all compliance issues 2-4 weeks before listing. (2) Remediation works done before photography ($3K-$10K typical). (3) Form 23 issued and filed under meter box ready for buyer’s inspector. This shortens contract conditions significantly — the buyer’s pool-safety inspection comes back clean first time.

Typical Paradise Waters jobs.
